We are launching the next episode in the series: „BIM Experts”! Paper will accept everything, but the construction site will verify every mistake. An effective BIM Execution Plan (BEP) is not a bureaucracy, but a precise manual for exchanging information. Many Investors treat the BEP (BIM Execution Plan) as „another thick document” that lands in a drawer as soon as the contract is signed. This is a mistake. If the BEP is not a living communication tool, it becomes just a wish list and not a real construction support. At Rex-Bud Construction, we know that a well-constructed BEP is the insurance policy for your investment. This is where you decide whether the data in the model will be useful or whether it will become just digital chaos. Why won't „copy-paste” from the internet work? Every investment has different characteristics. A different set of information is needed by a logistics hall and another by a manufacturing plant. An effective BEP must answer the question, „Why does the Investor need this model?”. A checklist of essential elements (Must-Have for the Investor): BIM Goals (BIM Goals) - Concrete instead of slogans. Instead of writing „we want BIM”, we define: is the model for interprofessional coordination, for pre-measurement or maybe for facility management (Facility Management)? The objective determines the scope of work for all parties. Liability matrix (LOD/LOI) - Who is delivering and what? This is where we determine the level of detail of geometry (LOD) and information (LOI). Without this, the structural designer may prepare a model that is „too light” and the installer „too heavy”, preventing reliable coordination. Common Data Exchange (CDE) standards - Where is the „truth”? The Common Data Environment is the heart of the project. In the BEP we need to be clear: what platform we are working on, how we name files (naming convention) and how the documentation approval process works. A lack of a standard is a guaranteed mess of drawing versions. Software and file formats (OpenBIM). To ensure that the developer is not locked into one environment for years, we rely on open formats (IFC). The BEP has to define software versions to avoid compatibility problems between branches. What does the Investor gain from this approach? Control over the process: You know exactly what you will receive and when. Time savings: You eliminate sending hundreds of emails asking „where is the latest file?”. Clean data: The post-construction model is ready to support building operations (Digital Twin). BIM without a well-thought-out BEP is just expensive 3D imagery. With a plan - it's a powerful tool for cost and time optimisation. A day, two, a week... and sometimes it's a domino effect that wrecks the schedule and drives up costs. BIM shortens the construction schedule because it moves problems from the construction site to the model - where their detection and correction is fastest, cheapest and fully controllable. On 19 December, we met in the heart of Łódź, in the ballroom of the Vienna House by Wyndham Andel's hotel, to sum up our special anniversary year together. What made this meeting different from all others? The people! A musical surprise: the evening was graced by a duet we will never forget - our HR Manager, Sylwia Sobczak, accompanied by a pianist, enchanted everyone with her violin playing! Jubilee summary: For us, 2025 is a time of celebrations, important moments, big numbers, reflections and contracts that build our future. And afterwards? We made room for integration and fun - there was a Familiad, lots of laughter, team competition and great cooperation, Thank you all for your presence, your commitment and this time together. It is moments like these that remind us that people are the most important part of the company. May this energy stay with us for another year!
